These communities are known as waterfront communities and as the name suggests they are centered around some of the best waterfront areas in all of Lake Winnipesaukee. For many residents, this provides them with the opportunity to take advantage of exclusive water features without paying the price tag of a private waterfront property. Residents can still access private docs, beaches and community access points, and they only have to share these amenities with the neighbors in their community.
These aren’t the only amenities that residents will find in these waterfront communities either. In fact, as the number of perks associated with these neighborhoods it can become more and more challenging for today’s luxury buyers to find the right waterfront community in the Lake Winnipesaukee area.
Lake Winnipesaukee’s Premier Waterfront Communities
With so many waterfront neighborhoods being developed in the beautiful Lake Winnipesaukee region, there seems to be no end to the list of different communities that have found their way to this area. However, for buyers who are ready to start exploring the different communities and seeing first-hand what they have to offer, these are a few of the most established communities in this New Hampshire region.
The Bluegill Lodges offer some of the most breathtaking views of the mountains and stunning Lake Winnipesaukee. This neighborhood consists of luxury condominiums that boast top-of-the-line features as well as new construction properties that are continuing to offer residents with some of the best housing options the area has to offer.
The gated community of Long Bay boasts a number of single family homes, many of which were customer constructions that boast one-of-a-kind styles. Most of these homes, and the available lots have breath taking water views of the Paugus Bay area of Lake Winnipesaukee. Residents can enjoy tennis courts, docks for their boats, a pool and clubhouse and walking trails in this community.
Grouse Point Club
Grouse Point is one of the most well-known communities in the Lakes Region. This upscale community has some of the most expensive residences in the area and features dozens of luxury homes on a waterfront strip of the bay. Community features include three neighborhood beaches, “golf-cart only” access to the waterfront amenities, 35 boat slips and 20 moorings.
The 410 acre gated community of Meredith Bay has both vacation homes and residential properties that boast stunning views of Lake Winnipesaukee. The neighborhood has a variety of housing options and is continuing to expand offering single family homes, town homes and condominiums for buyers. This new development is close to some of the top features in the area including shops, golf course and hiking trails.
Choosing the Right Waterfront Community
Deciding on the right waterfront community can be a challenge for even the most discerning of buyers. Here are a few tips for house seekers interested in finding the right waterfront neighborhood to meet their needs.
1. Pay attention to the HOA.
Outstanding neighborhood amenities typically don’t come cheap, which is why most of these communities also have an HOA and HOA fees. Make sure you have in writing what is included in the HOA fees, what is not and just how much these expenses are going to be.
Many of the communities in the greater Lake Winnipesaukee area have boat slips available for their residents, but it doesn’t mean that these features are part of the overall neighborhood cost. Make sure to look into the additional fees that may come with this feature.
2. Be aware of building restrictions.
If you are planning on building a new construction in one of these developments it is important to find out what building restrictions are in place. Some communities can be strict on what they will and will not allow with new constructions and what type or style of property they want in their community.
3. Think about safety.
Many of these communities are gated and have certain safety restrictions in place to make sure that residents have the privacy that they desire. This can be particularly important during the summer months when the area can be filled with tourists and travelers who may not know that these communities are meant to be private.
4. Don’t forget about the other amenities.
Water access may be one of the main selling points of these communities, but it doesn’t mean that you should completely disregard the other amenities that the community has to offer. In addition to waterfront perks, many of these neighborhoods also have tennis courts, gyms, swimming pools, basketball courts and more.
Some communities even have high-end amenities such as spas, common areas, rentals and even restaurants. Many times, these particular amenities are meant for vacationers as many homeowners will rent their properties out in the summer months. While amenities like this can be nice for those looking to call these neighborhoods home, pay close attention to whether or not these features are mostly catered to vacationers or permanent residents.
5. Stroll along the beach.
One of the best things about finding a home in a lakefront community is the private beach access. So many of these communities have their own beaches that aren’t only less crowded, but they are better maintained than many of the average public beaches.
While having a private beach may be enough of an amenity for some, make sure to really take a walk around the beach and test it out. Look at the sand, the entry point and make sure you get the details about the depth and water condition in the area to get a better overall idea of the condition of the beach as they may vary from community to community.
